What Can You Expect From the Market in 2018?




First, I want to say thank you for your support during a very successful year for our team. I hope your year was as great as ours. The end of 2017 saw a flourish of closings in our real estate market, which is going to cause a diminish in the inventory levels for the beginning of 2018.

In my opinion, 2018 is going to be a very strong year in the market. I think we’ll see an increase in home values, especially in the $100,000 to $300,000 range. Expect to continue to see multiple offers in this competitive area of the market. Eventually, buyers will be able to take advantage of an increase in inventory. We don’t know when that will be, however.

What Is Going on in Our Market Right Now?


What is going on in the market? 2017 has been a year of change, so let’s take a look at the latest trends.


Real estate is constantly evolving and 2017 has been consistent with this fact. This year has shaped up to show a lot of change in our market and continues to do so as we near the fall months.

If you still have a real estate transaction planned for this year, it never hurts to have a good handle on what’s trending in the marketplace. A few things should be on your radar for the rest of the year.

Moving forward this year, home prices may begin to stabilize due to rising interest rates. This could lead to a seller drop in equity.

Therefore, the chances buyers have of getting a good deal is becoming more and more promising.

An increasing number of millennials are coming into the market. As a result, demand is expected to rise.
Keeping your finger on the pulse of the market can help you to make smart choices.
Suburbs are going to be a popular area to which many millennials will move, since suburbs offer buyers the chance to get more bang for their buck. Homeowners should also expect to see a rise in equity.

With the potential influx of new homeowners, supply may shrink. As a result, the available housing inventory may become sluggish.

What’s Been Happening in Our Raleigh Market Lately?


Demand for certain locations and corresponding pricing has caused a buyer frenzy in our Raleigh market and made it the perfect time to list your home for sale.


The latest news from our Raleigh market paints an interesting picture.

Mortgage rates have stabilized and are still below 5%. We’re looking at a two or three-month supply of housing inventory, which a record low or at least close to it. The average days on market is just 47 days.

Now is a great time to put your home on the market.


The premium properties between $50,000 and $300,000 are usually being sold within two or three days. Demand for certain locations and corresponding pricing has caused a buyer frenzy with multiple offers. We had one offer of more than $20,000 over list price with a promised quick close that still didn’t get the property. Did I mention there were 23 other offers on that property?

Now, sellers are asking for $1,000 to $10,000 in due diligence fees for properties that are less than $500,000. Multi-family properties are even more competitive with even fewer opportunities. The number of market opportunities is down 30% compared to this time last year.

What’s Going on in the Raleigh Market Right Now?


As we celebrate Thanksgiving, our Raleigh market is favoring sellers and should continue to do so for the foreseeable future.


Today I wanted to give you a quick market update and an idea of what I think is going to happen moving forward. So, what is happening in the Raleigh market?

As it happens, the Raleigh market is on fire. At this point in time, it’s a seller’s market, but it also depends on where you are and what area you’re selling or looking for property in. Many properties in our area are getting as many as four or five offers—even the duplexes, triplexes, and quadruplexes—just because the demand is so high for them and there are so few for sale in this market.

It’s a seller’s market, and should continue to be for the next few years.

I believe that the market will continue to be strong for sellers during the next couple of years. I also think the election results will have no profound impact on people buying and selling property. No matter what your political preference is, we’re living in a time where everybody should be able to profit from real estate investment.

The market will shift as there are more and more consumers out there who use the Internet to shop for properties. For all you investors out there, it’s a good time to buy a property. The rental rates are continuing to rise, and I believe that’s going to happen for another three years or so.

Where Is the Raleigh Market Headed?


Today I’d like to give you a quick update on the Raleigh market, who it’s favoring, and where it’s heading.

What’s happening in the Raleigh real estate market? Today I’d like to go over some of the numbers for our market and the surrounding areas to give you a better understanding of where we are and where we’re headed.

Home values have continued to rise due to the shortage of supply. However, trends show that new houses are being built while the resupply market has shown little to no change.

There are close to 6,000 properties on the market, and population growth is still about 30 people per day or 12,000 people per year in the Raleigh area. This means that supply is down because demand is up.

The average house is only on the market for 34 or 35 days, which is pretty amazing in itself. Because demand is high, we are usually seeing houses receive multiple offers, though this really depends on the type of property, where it’s located, and the price of that property.

Houses that are in good shape, are in the range of $100,000 to $300,000, and are in a fairly good location will receive about three to six offers on average. Almost the same can be said about multi-family properties in the two-to-four-unit range.

Home values are rising due to a supply shortage.

The short of it is that in some areas, the market will yield multiple offers, which makes it a seller’s market, while in areas with price points of $500,000 or higher, we’re looking at a buyer’s market.

There is potential for housing prices to increase sooner rather than later, so if you’ve been considering making a move, now may be the best time to do so. Also, it’s important to note that first-time buyers looking for a home in the Johnston County area may be eligible for $15,000 in down payment assistance. The best part about this program is that if these buyers stay in the home for five years or longer, that $15,000 will be forgiven!

Buying Has Become Cheaper than Renting in Raleigh



Lately, a lot of people have been wondering if it's better to rent or buy a home in this 2016 housing market in Raleigh. There are a few factors to consider.

In the Triangle market, rent is going up because 60 people move into the market per day. Over a year, that's 22,000 people, and rental rates should continue to increase for the next 36 months and maybe even more. On the housing side, demand is high and supply is low. For every property on the market, multiple offers are a possibility, and this raises prices.

Owning a home gives you the advantage of mortgage deductions.

It's important to know your options, and start by finding out what kind of mortgage you can qualify for. I've seen situations with tenants planning to sign a lease for two years, but the homeowner decided to cash in on the equity by selling the home, forcing the tenant to move out. Moving every two years is troublesome!

Again, rent prices are going up and will likely continue to do so. It's cheaper to own a home than to rent one. Owning a home gives you the advantage of mortgage interest deductions, which can significantly impact your finances over time. Recently I had client find out renting a home would cost him $200 more per month than owning a home! If that isn't motivation enough, owning also came with more tax breaks.

Market Analysis of the Triangle Area



Today we’ve got a quick market analysis for you for the Triangle real estate market. A lot of people are asking us the same thing, “Are we in a buyer’s or seller’s market?”


This market benefits everyone.


The truth is, we are in a unique market, and both buyers and sellers are benefiting from it. Our inventory is down to a 4-month supply, making it a pretty good seller’s market. A lot of properties are getting multiple offers, and many of those offers are over asking price.

At the same time, interest rates are still extremely low, and there are good buys in the market if you know where to look. All in all, this is a market that benefits everyone who is involved.
